When Cyprus immovable property changes hands, the purchaser pays transfer fees to the Land Registry. Estimate what you would pay — including the VAT exemption and the 50% statutory reduction.
Is the purchase subject to VAT?
New properties sold for the first time are generally subject to VAT; resale properties generally are not.
Transfer fees are charged in progressive bands — 3% up to €85,000, 5% from €85,001 to €170,000, and 8% above €170,000 — and reduced by 50% where the purchase is not subject to VAT. Where the purchase is subject to VAT, no transfer fees apply at all.
Where property is bought jointly (for example by spouses), the value is split between the purchasers, which can lower the total fee by keeping more of the value in the lower bands. Free transfers between family members attract reduced or no fees — from parents to children no transfer fees apply, and transfers between spouses or third-degree relatives are charged at 0.01%. Company reorganisations and loan restructurings are also exempt.
